  • Before viewing a property make sure you look at the surrounding area and properties, ensure you are comfortable with the area before you consider the property.

     
  • When viewing the property, check that windows open, turn the taps on, See that doors open and close properly, look at the general appearance of the property, this will tell you a lot about how it is maintained.

     
  • Dont be scared to ask questions or take take someone else along with you. 2 opinions are better than 1.

     
  • When you decide to take on a property always ensure you get a written and signed receipt for any moneys paid.

     
  • Ensure that you receive a copy of the tenancy agreement in advance of moving in, always read thouroughly and ask about any points you are unsure about. If you have any doubts then DO NOT SIGN

     
  • Make sure that you get a detailed inventory, if possible with photographs of the condition of the property (and its garden if there is one). Make sure it is accurate, dated and that the landlord agrees it with you.

     
  • Always ensure that if the property has any gas appliances you get a copy of the Gas Safety Certificate before you start the tenancy. DO NOT move in if there is not a Gas Safety Certificate. The landlord will be acting illegally, and you may become ill or die if any gas appliance is defective.

     
  • If the landlord has agreed to carry out certain repairs, make sure you list these in writing and agree completion dates for the works. Agree with the landlord that you can do the work yourself and deduct the cost from future rent if the deadlines are substantially broken.

     
  • Ensure you take gas and electricity meters readings.

     
  • If you have any pets, make sure you get written permission from the landlord.

     
  • Do not take on a property that appears to have damp. It may injure your health.

     
  • Always look after the landlords property, dont causse any damage and report any neccesary repairs to the Landlord as soon as possible.

     
  • Be present at the check out with the landlord. The landlord is not allowed to then 'discover' other problems after the final check out.

     
  • It is advisable to take out your own insurance to cover your belongings against theft and damage.
